2. Compare modular systems on a common basis

A flat-pack container house may suit a repeated camp where shipping consolidation is important. Folding and expandable models solve different transport, space and relocation requirements. Compare exact clear dimensions, packing, lifting, assembly, sealing, MEP completion and maintenance procedures for the offered model.

3. Specify for heat, dust and exposure

Thermal envelope and cooling

Request the roof and wall build-up, insulation material and thickness, door and window data, air leakage details and the cooling design assumptions. Evaluate the complete envelope and HVAC strategy for the stated occupancy and location rather than accepting a general claim that a unit is suitable for hot climates.

Coastal and industrial exposures may require different coating systems and maintenance intervals. Ask for the proposed surface preparation, coating specification and project-specific durability basis.

4. Keep Saudi approval requirements in the design basis

The project’s Saudi-licensed professionals and relevant authorities should confirm classification, design, permitting, inspection and occupancy requirements for the actual site and use.

5. Compare total project cost

Normalize quotations for structure, envelope, finishes, MEP, furniture, packaging, freight, duties, inland transport, foundations, cranes, assembly, utilities, testing and commissioning. Record exclusions and provisional items. A lower unit price may simply reflect a narrower supply boundary.

6. Ask for evidence before production
